Role Overview
We are seeking an experienced Registered Building Inspector (Class 2F) to join our Building Control team supporting safe, compliant development across Dorset. You will carry out plan assessments, site inspections, and regulatory compliance checks in line with the Building Safety Regulator (BSR) and Building Inspector Competence Framework (BICoF) requirements for Class 2F.
This role offers a hybrid working model, combining remote working with site and office attendance as required.
Key Responsibilities
Building Control and Compliance
Undertake plan assessments for a range of building types within the Class 2F scope.
Conduct site inspections to monitor compliance with Building Regulations and associated legislation.
Identify non‑compliance and issue clear, actionable guidance to developers and contractors.
Prepare accurate inspection reports, notices, and compliance documentation.
Technical Expertise
Provide professional advice on Building Regulations, fire safety provisions, structural requirements, accessibility, and energy efficiency.
Assess applications including Full Plans, Building Notices, and Regularisation submissions.
Liaise with architects, engineers, builders, and homeowners to support compliant design and construction.
Regulatory and Professional Standards
Operate in accordance with BSR registration requirements for Class 2F.
Maintain up‑to‑date knowledge of legislation, technical standards, and industry best practice.
Contribute to continuous improvement within the Building Control service.
About Class 2F (Competency Scope)
A Class 2F Registered Building Inspector is authorised to work on a broad range of buildings, typically including:
Low‑rise residential developments
Small to medium commercial buildings
Alterations, extensions, and refurbishments
Buildings not classified as higher‑risk under the Building Safety Act
Class 2F inspectors operate with significant autonomy but may refer complex or higher‑risk elements to Class 3 colleagues.
Essential Requirements
Current Registered Building Inspector (RBI) status with the BSR at Class 2F.
Demonstrable experience in Building Control within a local authority or approved inspector environment.
Strong understanding of Building Regulations, technical guidance, and construction practices.
Excellent communication skills with the ability to engage confidently with stakeholders.
Full UK driving licence and ability to travel across Dorset for inspections.
Desirable Skills and Experience
Experience with digital Building Control systems (e.g., Uniform, Idox).
Membership of a relevant professional body (e.g., CABE, RICS, CIOB).
Experience working within Dorset or the wider South‑West region.
Ability to mentor junior inspectors or support team development.
Working Model
Hybrid working arrangement:
Home‑based for plan checking, reporting, and administrative tasks.
Site inspections across Dorset including Poole, Bournemouth, Dorchester, and Weymouth.
Occasional office attendance for team meetings or case reviews.
